Commercial Roof Maintenance

The sequel to our commercial roofing overview is the chapter most property managers skip until it bills them: maintenance. A commercial roof rarely fails suddenly. It fails slowly, at a lifted seam, a clogged drain, a puncture from a dropped wrench, and the invoice grows with every season of neglect.

Our maintenance agreements are built on the twice-a-year walkthrough: spring, after the melt reveals winter's work, and fall, before the snow arrives to bury the evidence. Each visit documents the membrane with photographs, clears drains and scuppers, reseals terminations and pitch pockets, checks rooftop equipment curbs, and reports findings in plain language with a repair-versus-wait recommendation.

The arithmetic convinces everyone eventually: a maintenance visit costs a rounding error compared to interior damage, inventory loss, tenant friction or an emergency call on a Sunday night in January. Our longest-running agreement, a St. Paul warehouse, has gone nineteen years on its original membrane, its neighbors have replaced twice.

We also offer the middle path for aging roofs: restoration coatings that add ten dependable years at a fraction of replacement cost, when the core sample says the membrane deserves it. Not every roof qualifies, and we will core-sample before promising. The roof you manage has a story; maintenance is how you learn it early.
